Reflecting the needs of the vibrant community of Timaru, the Bayhill mixed-use development will be a transformative addition to the heart of the city.

The $42 million staged project includes residential apartments, offices, retail, food and beverage, and hotel accommodation connected by an inviting public courtyard. The development integrates with the existing piazza, skilfully balancing public and private uses and creating an inclusive environment which is responsive to both community and commercial needs. The stylish design is a modern addition to the local landscape; while still remaining respectful to the site’s rich history with a subtle nod to the former Hydro Grand Hotel seen in the building’s triangular mass.

Central to the development are two mixed-use buildings which overlook the pristine coastline of Caroline Bay. The design delicately balances uses, comprising of retail and food and beverage tenancies at street level, first floor commercial office space, and apartments which occupy the subsequent floors.

The spacious one, two- and three-bedroom apartments and penthouse suites are complimented by well-appointed amenity and lounge areas which facilitate opportunities for residents to connect. The apartments feature generous window heights providing ample natural lighting as well as views across the local landscape. This connection with nature continues into the interior colour schemes, with the relaxed and fresh ‘coastal’ reflecting the beaches of Timaru with its shades of white and oak, while the earthy ‘land’ takes its inspiration from the volcanic greys of a nearby extinct volcano.

Responding to heightened activity in the area is a third building comprising of a 68-room hotel which will entice holidaymakers and business travellers to the area. In addition to serving the needs of guests, the hotel food and beverage offering will provide a central hub for local workers and residents to meet and socialise.

Linking the three buildings is the public plaza, which includes softly elevated areas which sit above the roadway providing patrons of the surrounding eateries with striking views across the bay. The resulting design is inviting, recognisable and engaging for locals and visitors alike.
